Oh, there are so many experts out there. It practically confuses you to a point where no one knows where anything is heading for.

Don't you just love those experts that issue warnings and, what they say, well researched predictions!

Everybody is an expert. The problem is that a lot of people out there out too much value on some of these o"off the cuff"remarks. People are just liike sheep sometimes. They will follow anyone they think has struck a cord with them. Right or wrong, it doesn't matter.

It just "sounds" right. For most people it's too much trouble to ask around or do some research themselves. If the prediction doesn't come about, someone gets hurt, but the guru's still keep their jobs.

Why am I saying all this. Well, the other day a friend of mine said, I heard that the market is crashing and it's good time to sell. Buy back when it's at the bottom. GREAT IDEA!

Why didn't I think of that? And I am a realtor! If it was this simple, we would all be real estate millionaires. Yeah, but it's not that easy. Remember there are always buyer and sellers. Somebody will buy and sell high and somebody will buy and sell low. That is just the way things go.

So what is the answer to all this? Best thing you can do is pay attention and, if you are thinking of buying or selling, follow the market and get as much good information as you can gather. Yes, you can listen to the gurus, but don't fall for some of their predictions. maybe listed to more than one guru.

I guess I should consider tio be a guru also. Except not being high profile like the high paid experts, no one listens to me.

I predicted the market was ready to move in my blogs early in 2009, and it happened. All I did is listened to what is going on with buyers just waiting for a sign, and some desperate sellers wanting to sell. It was just a matter of weeks. And than it stated moving.

Finally, it seems the Buyers will be getting a break with more inventory coming to the market.

What does that mean for the sellers? More competition, that's what it means. The sellers will have to be more realistic in their pricing and not be too greedy.

With plenty of properties coming to the market, the buyers will be able to take some time to choose. Because of the new mortgage rules, and the uncertainty of the direction of interest rates after July, there will be good activity and the sales should continue at a decent pace. Also,  the looming HST coming in July, which should keep the activity in the new construction department at a high level as well.

And after that? It's a bit of the guessing game. I think it's SELLERS BEWARE! With the pace of the new listings coming to the market, some of the sellers will be caught, like they say, "with their pants down"!

No disrespect here to anyone but "pricing your home right",will never be more important, and especially if you have to sell your home.

We will just have to keep an eye ouit for this trend and see if it develops in something more important.

Until than, if you have to sell, be reasonable, your competition is getting larger and the buyers will be getting choosier.

No matter how good or bad things are there is always someone who is really in trouble.

So in order to help someone and give something back to the community, where I have made my living in real estate for the past 20 years, I will SELL someone 's home FREE.

Property deals in Vancouver hit Olympic proportions during the Games

Visitors from around the world know value when they see it. The million dollar suites may not go to local buyers but visitors snap them up

VANCOUVER, B.C. - While most 2010 fans were happy with stuffed Olympic mascots and other Games trinkets, some visitors to Vancouver were snapping up more exclusive deals.

A Vancouver-based developer says while athletes were competing for gold, it struck gold of its own - selling seven luxury suites in two upscale apartment buildings in the city.

Aspac Developments says buyers, specifically in town for the Olympics, couldn't resist the suites, including a penthouse within spitting distance of the International Broadcast Centre on the shores of Coal Harbour.

Aspac says the penthouse, alone, sold for $22.3 million, while all seven suites fetched a total of $46.76 million.

A spokesman for the group marketing the developments says a stretch of unseasonably warm, sunny weather helped seal the deals, which were closed within the 17 day span of the Games.

George Wong believes the international flair and excitement that flourished during the Olympics made Vancouver extremely attractive.
