Kitsilano is one of the most beautiful and thriving neighborhoods in Vancouver. Located to the western side of downtown Vancouver, Kitsilano is bounded by two stunning beaches to the north: Kitsilano Beach as well as Jericho Beach which abuts English Bay and goes all the way southwards to 16th Avenue. This has greatly increased the allure of Kitsilano real estate as well as Vancouver real estate. Being one of the older neighborhoods of Vancouver, it is replete with coffee shops, beautiful heritage houses as well as yoga studios. If you are a home owner, you will find Kitsilano to be one of the more expensive areas to live in Vancouver. It is an affluent area with a young, dynamic populace. It has two commercial strips in West 4th Avenue as well as West Broadway, where locals like to shop and enjoy the unique dining.

Kitsilano is especially well liked among younger families and people who like to live in multi unit apartment buildings. Kitsilano is an extremely lively part of the city. Aside from being a residential community, Kitsilano has numerous restaurants, cafes and grocery stores as well as a cinema or two, and also boasts of Vancouver's Greek town. Kitsilano is home to a varied demographic range. You will find people from all socio-economic strata here: businessmen, millionaire tycoons, artists, nuclear physicists and window washers, teenagers as well as senior citizens. Kitsilano is famous as a foodie's paradise, due to its numerous and varied unique eateries. Apart from the great panoramic view of the bay, Stanley Park as well as the North Shore Mountains, Kitsilano has a sandy beach which is a great place to catch up with friends as well as make new ones.

Kitsilano also has a great many attractions and community centers, one of the most famous of which is the Kits pool, which is located in the water in the very heart of Kitsilano. The main features of Kitsilano are its proximity to downtown Vancouver, its serene and tranquil seaside location, and its famous full sized salt water pool by the beach. The Vancouver Maritime Museum as well as the H.R. Macmillan Space Centre is located in Kitsilano. The Children's festival is held every year in Kitsilano's Vanier Park, which makes it a great attraction for kids and families. Vanier Park is a great place for flying kites. Kitsilano is also known for celebrating the Kits Days event in June and the Greek Day in July. Greek Day is a yearly street festival that celebrates and showcases Greek culture and food. It is held along Broadway Street. With its year round activities and events, Kitsilano is one of the city's most vibrant communities.

My Personal Favorite Places to Live in Kitsilano Are:

1. Maple and York This beautiful, leafy part of Kitsilano is home to many townhouses and residential apartments. This is a quiet neighborhood ideal for families.
2. York Avenue Located in the heart of Kitsilano, this prime location is a much sought after place to live in. It has townhouses, studios, as well as condos.
3. Tennyson Mews Tennyson Mews is excellently located in central Kitsilano. You can easily transit to downtown Vancouver from here, and it is a great place to have a home in.
4. Kitsilano Beach area This is a fabulous area on the waterfront. It affords great views of the water and the mountains. Much sought after location, prime spot in Kitsilano.
5. West 4th Avenue This is an amazing location in Kitsilano, due to its close proximity to the Kitsilano beach as well as the shops, restaurants, and cafes. The peaceful and tranquil Arbutus communal gardens are just a stones throw away from here. Kitsilano at its best!
6. North 4th Avenue This is a beautiful location to the north of 4th Avenue, and affords spectacular views of the water and the mountains. It has numerous condos and townhouses.
7. Tenth Avenue Another prime location for Kitsilano real estate. This too is located close to the serene Arbutus communal gardens.

Kitsilano's housing features award winning designs of houses as well as condos. If you live in Kitsilano, you have the perfect base to explore not only Vancouver, but also the province of British Columbia. Kitsilano is a much sought after location for Vancouver real estate, due to the fact that it is the only location in the city that is on the waterfront while being situated only 25 minutes from the airport. No other area in the city has such an ideal location, and this has greatly boosted the demand for Kitsilano real estate.

Kitsilano is one of Vancouver as well as British Columbias most sought after places to dwell in. No matter what you are looking for, from close knit family oriented communities, to luxurious and affluent waterfront properties, you will find it in Kitsilano.

Vancouver on the Pacific shores of Western Canada is a city whose time has finally come. It has been rated for a number of years as one of the top three best cities in the world in which to live. Now, thanks to the recent 2010 Winter Olympics, the whole world has seen Vancouver in all its glory. A number of people have decided to move there and try on this wonderful lifestyle for themselves. Finding the right Vancouver property is not difficult if a person has the proper search techniques.

Factors to Consider in Vancouver Real Estate
Vancouver real estate provides a great range of choices and options. When a person is contemplating buying a house, they will have to think about a number of factors, such as the number of bedrooms and the size of the house, its proximity to amenities and location, and in the end most importantly, what works within the budget.

Besides houses, more affordable and smaller options are available. Vancouver boasts plenty of townhouses and condos as well. There are also a considerable range of apartments on offer. Even those individuals who are able to afford detached houses in Vancouver might opt for a condo for other valid reasons. Condos typically feature added security, which can be very important to people who are new to an area.

The Coal Harbour Neighborhood
Within the greater Vancouver city is a delightful and upper scale newer neighborhood called Coal Harbour. The Coal Harbour neighborhood is made up of twenty-three lovely acres that stretch from Cardero Street at the Burrard Inlet shore down to Canada Place. It and its neighboring Bayshore Gardens development lying to the west are the very first residential areas that were planned and constructed along the Burrard Inlet. Coal Harbour proves to be the most prestigious and desirable new community on the waterfront.

The Coal Harbour area provides outstanding natural views of Stanley Park, the North Shore Mountains, Lions Gate Bridge, the Convention Center, Canada Place, and the Port of Vancouver that lies towards the east. Because of its position near Stanley park, Robson Street, Denman Street, and the financial center of Vancouver itself, Coal Harbour real estate has transformed into among Vancouver's most desired neighborhoods in which to live.

Coal Harbour Attractions
For outdoor activities, Coal Harbour boasts a wide range of things to do. It offers a gorgeously landscaped walking path that is lined with sculptures, art, and gardens. This walkway connects the Coal Harbour area to the seawall of Stanley Park. Because of this, residents of Coal Harbour real estate can count on easy access on to the bike and running trails of the park.

Other Coal Harbour area attractions abound. It has playgrounds and a children's water park for families with kids and a community center, marina, and couple of restaurants that are easily accessed from the seaside walkway in Coal Harbour for adults. Those residents who wish to easily visit the beautiful Vancouver Island or the Gulf Islands can avail themselves of float plane service departing regularly out of Coal Harbour. The downtown Vancouver heliport is only a few minutes away too, allowing for convenient helicopter travel to Victoria, Whistler, and Seattle. On top of this, Bowen Island is easily reached by water taxi service.

Coal Harbour buildings are thoughtfully, carefully, and modernly designed. The Coal Harbour area offers seaside walkways, luxury condos and numerous other helpful amenities. Coal Harbour real estate is an area worth seriously considering in the person or family's search for a new place to call home.

Vancouver and Coal Harbour Area Real Estate Searches and Prices
The most effective means of properly searching for the best area real estate for a person or family's specific needs lies in finding a good Coal Harbour and Vancouver real estate agent. They can help assist these individuals with first determining whether a detached or semi-detached house, townhouse, condo, or even apartment is most appropriate for the searching party.

Ultimately, the person, couple, or family's home buying budget will play a deciding role in which Coal Harbour or Vancouver area property is finally selected. This is because, unlike in the United States, where average property prices have corrected more than twenty-five percent on average, in Vancouver, property prices are up over twenty percent from 2009 price levels. This means that a buyer's dollars will not stretch nearly so far as they will stateside. The average prices in Vancouver for housing stands at over $630,000 in 2010. Vancouver's east side detached homes run over $674,000 so far in 2010. This is a twenty-five percent increase over the same period of 2009. Condominiums on the east side are similarly up twenty-nine percent to $402,000. On the more popular west side of Vancouver, where Coal Harbour is found, houses are up to $1.15 million so far for the year. Coal Harbour prices for condos averaged over $646,000 this summer, up more than $22,000 from the spring.
